Add Space To Your Home
Recent figures from the Royal Institute of Chartered Surveyors (RICS) show that while the housing stock is growing there are fewer houses being bought and sold. People therefore are staying in their homes longer. All of this means that more people are either extending thier homes, or converting existing, but less utilised space into living areas. The reasons for this are easy to see. It often makes more economic sense and is a better use of space. An overwhelming advantage of extending or conversion, and not moving is the issue of stamp duty. It does not take a genius to work out that with stamp duty on the most expensive houses running at four per cent, by the time you have calculated the agent fees for selling your house and the stamp duty on the one you are thinking of buying, you might well find you could expand your living area for the same price. The trick is to seamlessly integrate additional space and enhance the value of the property and to come out well in the investment stakes.

If you’re just using your garage to store boxes, it’s an expensive waste of space. It may be much better to consider a garage conversion. An average garage conversion in the South East could add around 10% to the end value of the property. Considering the relatively modest expense of having the work done, this should be seen as an investment rather than a cost.
The lack of usable land and the property prices are what drives demand for garage conversions. Consider the expense of moving to a larger home and compare it to having a conversion and the case is clear.
garage conversion can add value to your property as well as additional living space to your home. A well-thought out conversion can add as much as 10 percent to the value of your home, and is one of the most cost-effective ways to improve your property’s resale value. An additional benefit is increased living space without incurring the costs and inconveniences of moving house.
As well as adding new space, reconfiguring the existing room arrangement to create the optimum layout for making the best use of natural light, views, access to the garden and drive, and to improve privacy, is crucial to making the new extension work. Internal walls and doorways can be added or removed to achieve the space you require and to integrate any new extension, to ensure you get real value and use from it. If you are looking to achieve maximum value for money with your extension, consider building over two storeys rather than just one, as the average cost per square metre (m2) is reduced by stretching the more expensive elements of roof and foundations over a larger area. You could also build an extra storey over the top of an existing single storey structure, such as a garage.
At its most basic, a loft conversion can be a quiet place to set up your model railway, with a flip-down ladder for access and simple Velux windows. But a temporary staircase means it won't count as extra living space when you come to sell, so generally it's a mistake to do it on the cheap. Supported by our architect, we can give you the best end result, whether you want the space to flow seamlessly on from the rest of the house or you just want to make a statement with a light-filled studio.
